NOTICE OF PUBLIC HEARING

BEFORE THE ZONING HEARING BOARD, SPRINGFIELD TOWNSHIP,
MONTGOMERY COUNTY, PENNSYLVANIA

A PUBLIC HEARING WILL BE HELD ON THE FOLLOWING PETITIONS
ON MONDAY, SEPTEMBER 25, 2017 AT 7:00 P.M. AT

SPRINGFIELD TOWNSHIP MIDDLE SCHOOL,
1901 PAPER MILL RD., ORELAND, PA:

  1. The School District of Springfield Township, 1901 Paper Mill Rd., Oreland, PA 19075 is requesting to following variances in order to build a 17,000 sq. ft. addition; and construct a new baseball field near the southbound exit ramp at rt. 309 at Springfield Township High School, 1801 Paper Mill Rd., Erdenheim, PA 19038, T.M.P. # 520008458004:

  • Sec. 114-8D4A to reduce front yard setback from 75’ to 5.5’ for structures accessory to baseball field.
  • Sec. 114-135.A to increase max. fence height from 4’ to 6’ for a fence and from 4’ to 18’ for a baseball backstop.
  • Sec. 114-134.B to reduce number of added parking spaces required from 174 to 13.
  • Sec. 114-134.C to reduce size of parking spaces from 20’ x 10’ to 18’ x 9’.

This property is located in the Institutional district.

2.  PRA investment, LLC, 3502 Scotts La., suite 1914, Philadelphia, PA 19129 is seeking the following variances needed to subdivide the existing 40,514 sq. ft. property and construct 3 townhouses and 1 single-family detached dwelling at 121 Northwestern Ave., Philadelphia, PA 19118, T.M.P. # 5200124493001:

  • Sec. 114-51.A to allow townhouse dwelling use in the A residence district.
  • Sec. 114-52.A to reduce min. lot area per dwelling from 12,500 sq. ft. to 8,834 sq. ft. for lot 1.
  • Sec. 114-53 to reduce min. lot width extending to a public street from 75’ to 28’ per dwelling for lot 1, and from 75’ to 0’ for lot 2. The overall width of lot 2 is requested to be reduced to 71’.
  • Sec. 114-54.A to reduce the front yard setback from 40’ to 24.5’ for lot 2.

The subject property is located in the A residence district.
